Alongside private client design work, Map Projects works with investors, developers and private clients on the acquisition, development and delivery of real estate projects in London and beyond.

We bring architectural judgement into the investment process. We assess a property not only as it stands, but in terms of its potential; how factors such as its use, layout, volume, planning position and market value might be improved.

This approach is particularly relevant where value is not immediately obvious. Existing buildings often contain inefficiencies, constraints or latent opportunities that can only be understood through detailed architectural analysis. By looking closely at massing, light, circulation, structure, servicing, planning context and construction complexity, we help establish whether a property has the potential to be improved, extended, reconfigured or repositioned.

Identifying Opportunity

Map Projects advises clients from the earliest stages of a potential acquisition through to the point at which capital is committed.

At acquisition, we assess the fundamentals of each opportunity: location, existing condition, planning constraints, massing potential, construction implications, likely programme, market positioning and exit strategy. This process enables our clients to understand both the upsides of an asset and any risks in pursuing it. Our architectural experience is particularly critical when a property is complex, inefficient or underused. Before capital is committed, that potential needs to be properly tested. We prepare feasibility studies, option appraisals and early design strategies. We work with clients to define the commercial brief from the outset: target return, timescale, risk appetite, specification, and long-term objective for the asset. This gives a clear framework against which design, cost, planning and procurement decisions can be judged.

Our extensive experience with planning authorities, conservation issues and complex urban sites allows us to identify potential obstacles early and develop strategies that are ambitious, realistic and deliverable.
